Baldwin County’s housing market has been on the upswing since the downturn in 2008, and continues to grow. The question is why here in Baldwin County which in some perspectives is considered a rural county.

The land mass of Baldwin County is larger than Rhode Island and features no single large metro. It is a proliferation of smaller cities and their residential surrounds. For the most part the northern part of the county remains quiet and rural. Whereas the southern half is exploding, from Spanish Fort to Daphne and Fairhope, across to Loxley, Robertsdale and Foley, and down to Gulf Shores and Orange Beach.

There are several reasons that people are migrating to Baldwin County.

  • The lure of the Beach- Gulf Shores and Orange Beach rival Destin Florida as a major spring and summer vacation site.
  • Relatively Affordable- Prices in Baldwin County for homes is still affordable to a first time home buyer.
  • Popular Schools- The schools in Baldwin County offer an excellent education at all levels. There will be an addition to the private schools this year in Baldwin County. The first Catholic High School, Saint Michael’s, will open August 2016.
  • A Safe Place to Live- Baldwin County has as the most 6 homicides a year. Whereas Mobile across the bay had 26 murders in 2015 and are on track to exceed that in 2016. Also eastward Pensacola recorded 27 homicides last year.
  • The proximity to Mobile- This is obviously a bonus for Eastern Shore. Mobile boasts the coast’s major workplace.  Shipbuilder Austal USA employs 4275, the University of South Alabama explodes approximately 4, 000 and Mobile hospitals have over 5,000 employees. And the newest major company Airbus is just getting underway and is expected to add 1, 000 workers in the next couple of years.

But with this growth there are challenges that face residents of Baldwin County with one of the biggest being traffic congestion. In the summer months, when the county’s biggest draw-the white, sandy beaches- bring tourists from all over, highways such as Alabama 59 are jammed for miles. Also on the Eastern Shore from Fairhope to Interstate 10 every morning is jammed with vehicles traveling US Hwy 98. Even with the expansion of US Hwy 181 that runs parallel with 98 traffic is still hectic.

Baldwin leaders and lawmakers are pushing for funding to extend the Baldwin Beach Express from Interstate 10 to I-65, creating a wide new path for beach-bound families. The first 12.8 miles of the new road opened in 2014, linking the Orange Beach/Gulf Shores and I-10.

County and city officials are also looking at ways to ease pressure on U.S. 98 and Alabama 181 on the Eastern Shore. For U.S. 98, a synchronized traffic light plan is being offered.
